
My Marketing Plan
When you hire a REALTOR to help you with the sale of your biggest asset, you want to make sure that person will do the job you hired them to do - and will do it in a professional manner, as hassle free as possible! When interviewing REALTORs, you will want to examine the marketing plan each will use to market your home! So below I have listed my marketing plan for you to review! (1) Direct Mail --- Postcards are sent to move up neighborhoods (your neighbors already know the house is for sale); postcards are sent to my mailing list.
(2) Internet --- Your home is listed on many different websites, including Zillow, Trulia, my personal websites, Long & Foster website. Your home will be on Realtor.com with an enhanced listing (not the standard listing) which allows me to put on multiple photos, enhance the listing information & much more on the nation's number 1 trafficed website! Your home is also posted on Craigs List and Backpage.com! When the home is listed or a price reduction is taken, a blog is written & these blogs are then posted onto my Twitter & Facebook pages.
(3) Photos --- With today's technology there is no reason why a home listed today should have only 1 exterior photo taken! I take multiple pictures, and these pictures are posted onto many websites, including our MLS (12 pictures allowed) and Realtor.com (25 pictures allowed). Additionally, a virtual tour is put together and posted on all websites, including Realtor.com and MLS. Today's buyers will not even consider looking at a house if there are no or only 1 picture of the home!
(4) Analyzing Market Conditions --- The real estate market is continually changing! That means it is more important than ever to continue to monitor any new listings, price reductions, etc. and how these impact your home's pricing & competition!
(5) Agent Feedback --- Whenever a showing happens on your home, it is more important than ever to get feedback on what the agent as well as the buyer thinks of your home! This feedback, both negative and positive, is communicated to you so that we can know what adjustments we need to do in order to get your home sold!
(6) Contract --- Once you have received an offer on your house, the offer should be presented to you in a timely manner and you and your REALTOR will work together to decide how to respond to the offer. This may mean looking at a new CMA and discussing the pros and cons of the offer! Once you have a fully ratified contract, the REALTOR should remain with you until closing, to ensure that any and all hiccups that occur along the way are smoothed out! Your REALTOR should be able to refer you to contractors, attorneys and other service providers to make sure your home does get to closing in a timely manner!
(7) Making sure you are 100% satisfied! There are many things that go into making sure your home closes and that you are satisfied with the process!
