Many times people, especially people relocating into the area, ask what Short Pump is. Short Pump is located in the Far West End of Henrico County, Virginia. Richmonders tend to put the boundaries of the Short Pump area as Church Road, the Goochland County line to the west & the bridge crossing over I-64. This is a very compressed area but one with lots of different neighborhoods of both single family homes as well as a large number of the condo & townhome communities. A few of Short Pump's major neighborhoods include: The Colonies, Barrington, Milhaven, Pine Run & Foxhall as well as the various neighborhoods located in the planned development of Wellesley. Townhome communities in the area include Bay Cove, Winchester Pointe, Three Notch Place and many others.
A few years ago Short Pump Town Center was opened. It is an impressive 1.2 million square foot open air shopping mall. The community also has a bowling alley, skating rink and numerous restaurants. Nearby attractions in the greater Richmond area include Marymount Park, Byrd Park and the Busch Gardens Amusement Park. Golf courses in the area include Providence Golf Course (1160 S Providence Rd) and Glenwood Golf Club (3100 Creighton Rd).
Currently under construction is Short Pump's newest community, West Broad Village. This community will be a mixed used community with 115 acres of residential, retail, office, hotel, recreation & an environmental preserve. It is designed to be a walkable community integrating a variety of living & working choices.
Nearby higher education institutions include the University of Richmond and Strayer University (west end campus). The University of Richmond was ranked one of the best liberal arts universities in the United States by the U.S. News &World Report. Short Pump has great elementary, middle and high school educational opportunities. Short Pump middle school was given nationally awarded the title “School to Watch”. This was the first school in Henrico County to receive this honor. Elementary Schools in the area include Gayton Elementary, Short Pump Elementary & Nuckols Farm Elementary. Middle Schools in the area include Pocohantas Middle & Byrd Middle. High Schools in the area include Godwin High and Deep Run High School.
What are the real estate trends in the Short Pump area? Homes in the area tend to be newer, compared to other areas of the Richmond metro area. Although some of the homes & neighborhoods in Short Pump were built in the mid 1980's, most of the communities were actually developed from 1990 on. There is very little new construction, with the exception of West Broad Village & some other neighborhoods and these tend to be on the higher end of the price range due to how very little land is available for development in the area.
