Another great condo community in Henrico County, Virginia’s Far West End is Deerwood Condos.  This is a small condo community but offers great access to all of the Richmond area, both north of the river and south of the river.

DEERWOOD CONDOS – COMMUNITY PROFILE

Deerwood Condos is small condo community located in a highly desired area of the Far West End of Henrico County. It is ideally situated near the intersection of Parham Rd. and Patterson Ave., close to River Rd. The neighborhood was built in the mid 1960’s.

DEERWOOD CONDOS – WHAT’S NEARBY?

Deerwood Condos tend to sell very quickly. Why? As they say in real estate – location, location, location! You will find location is great!  Within an easy drive you can be to the Stony Point Fashion Park, which is just south of the river; or you can be at
Regency Mall or Short Pump Town Center! Downtown, Carytown, and much more are close by. And if you love the outdoors, it is a very easy drive to many of the James River Parks that are along the James River, as well as some of the parks that are part of the Henrico County parks system! Perhaps you are more interested in Richmond’s growing food scene? There are so many new restaurants and old stand-bys that are within an easy drive from Deerwood Condos!

DEERWOOD CONDOS – NEIGHBORHOOD!

Deerwood Condos is a small neighborhood of only 98 units. You will have 1 bedroom 1 bath units in a 2-story building, with units being either on the upper level or the lower level of the building. There are 2 bedroom and 3-bedroom units that are in townhome styled units, with a small courtyard space behind the units. Sizes of units range from 588 SF for a 1 bedroom up to 1386 SF for a 3-bedroom unit. Parking in the neighborhood is in parking lots near the unit building.

DEERWOOD CONDOS – ASSOCIATION FEES!

Monthly fees in 2022 were $179/month for the 1 bedroom 1 bath units with 680 SF.  The monthly fee for the 2 bedroom 1 1/2 bath units with 980 SF was $284/month.  HOA fees are always subject to change each year.   What do you get for the fees? The community has a swimming pool, which is included in the monthly HOA fee as well as exterior maintenance (including the roof), snow and trash removal, water and sewer.  e.

If you are an investor and would be considering this neighborhood, you should be aware that the community has a very strict cap on the number of rentals allowed in the neighborhood – this is capped at 10% of the units!  You should check with the HOA before making an offer to see if rentals are allowed or if there is a long waiting list for rentals in the neighborhood.

DEERWOOD CONDOS – SALES!

There is very little turnover in this neighborhood. For the year ended 12/31/2022, there were a total of 9 units sold in Deerwood Condos.  Of these sold units, 3 were the 1 bedroom/1 bath units, with approximately 600 SF.  The prices of these units ran from $157,000 to $199,000.  There were another 6 units with the 2 bedrooms, 1 1/2 baths that sold in 2022 – these units had 980SF and the sales prices ranged from $220,000 to $265,000.

For all the units sold in Deerwood Condos in 2022, the average list price was $219,311 and the average sales price was $218,278.  These units were on the market an average of 6 days before the seller accepted an offer.

It is always very interesting to see how prices in the various neighborhoods have gone up or down over the years! For instance, a 2-bedroom unit that sold in 2022 may have sold in 1985 for only $60,000!  A 1-bedroom unit that sold in 2022 for $157,000 would have sold for around $52,000 in 1992!

Deerwood Condos represents a great bargain for anyone who would like to be in the Far West End of Henrico County, close to shopping, restaurants and the James River! But when these units come on the market, they do not stay long on the market!
