WHAT’S NEARBY?
There are many reasons why Heritage Hill Townhomes is an attractive neighborhood, but one of the strong attractions for many homeowners here is how near the neighborhood is to everything. Less than a 5 minute drive, homeowners can be to Short Pump Town Center. Grocery shopping is an easy walk away with Publix across the street. Richmond’s burgeoning restaurant and brewery scene is only minutes away in Short Pump, Greengate and throughout the entire Richmond area.
If the outdoors is your thing, then you couldn’t ask for a better location! Deep Run Park (a Henrico County park) is across the street from Raintree, and within 20 minutes you can be to one of the many James River Parks operated by the City of Richmond! Maymont and Byrd Park, also in the City of Richmond, are an easy drive away! And, of course, you can’t forget the James River, which is one of the Richmond area’s best attractions – and it doesn’t cost anything!
THE NEIGHBORHOOD!
Heritage Hill Townhomes were built in the 1970’s. There are a total of 232 two story and three story townhomes. Most will be 2 or 3 bedroom, two story units, with 1080 SF or 1280 SF, but there are a few three level units with closer to 2000 SF and will have 4 bedrooms! The neighborhood is part of the larger Raintree neighborhood, which was Richmond’s first planned neighborhood. Here you will find a number of nature and walking trails throughout the neighborhood. Deep Run Park is, literally, across the street from Raintree, offering playground, pool, picnic – and more! Raintree Swim and Racquet Club is in Raintree, but this is a private facility offering swimming, exercise, tennis and more, should you choose to join!
The neighborhood has a total of 232 units – and a look at the tax records shows that in March 2023, there are no units owned by a bank. However, of the 232 units, 54 units are owned by investors (this, however, is down from the 76 homes owned by investors in 2015).
Schools in this neighborhood are highly desired: Pemberton Elementary, Quioccasin Middle and Godwin High!
ASSOCIATION FEE!
Whenever you are looking at condos and townhomes, one of the things to consider is not only the mortgage, but the monthly association fee! And, at Heritage Hill Townhomes, you will find one of the lower assocation fees in the area. In 2023, the association fee was $179/month. This fee covers the common area maintenance, snow removal, trash removal, yard maintenance. In addition, there is also an annual fee of $155 to Raintree Association, which helps to cover the cost of maintaining the walking trails throughout as well as the small lake that is part of Raintree!
SALES TRENDS!
As always, I like to look back and see how sales in the neighborhood have done over the years! This is another neighborhood in Henrico County that has had very few sales – and when homes do come on the market, they go under contract very quickly! As of today (March 27, 2023) there are currently no active listings, 1 home that is under contract but not yet closed and another 8 homes that closed between October 2022 and March 2023!
The home that is currently under contract but not yet closed is a 2 bedroom, 1 1/2 bath home with 1080 SF. It was listed for $240,000 and went under contract in 4 days. It is owned by an investor who purchased the home in 1996 for $54,000!
The 8 homes that closed between October 2022 and March 2023, ranged in price from $200,000 for a 3 bedroom, 1 1/2 bath home with 1280 SF that needed renovation to $304,000 for an end unit, 3 story home that was fully renovated with 4 bedrooms, 2 1/2 baths and almost 2000 SF. The 8 homes sold had an average of 3 bedrooms, 1 1/2 baths, 1357 SF. These homes sold in an average of 8 days and sold for an average of $188/SF. In 2015, homes in this neighborhood sold for an average of $103/SF!
Heritage Hill Townhomes in Raintree is an afforable and convenient option for those buyers who want to purchase their first home, or downsize to a smaller home in an area with the convenience of Short Pump (but not the congestion and traffic of Short Pump). It is also a great investment property for any investors looking to add to their portfolio!
